Policy Updates at Red Haus
What Owners & Tenants Should Know

New policies are effective September 14, 2025

The Board of Directors is committed to governing Red Haus in line with our Bylaws and the Condominium Property Act. We’ve recently reviewed our existing policies, made a few changes, and introduced some new ones.

These updates are not about being punitive — they’re about clarity and fairness. Some of the changes do outline consequences for breaching the Bylaws or policies, but this is to make sure everyone is aware of expectations and understands how concerns will be addressed. Without this clarity, the Corporation’s ability to enforce is limited.

Please take time to read these policies. They apply to all residents and help ensure Red Haus remains a safe, respectful, and enjoyable place to call home. Thank you for your understanding and cooperation. All forms and policies are found here or via Shift Suite.

REVISED POLICIES:

Move and Delivery Policy
Bookings must now be made at least 72 hours in advance so we can arrange a guard. Short-notice bookings may not be possible and could cost more. The moving fee has been increased to help cover repairs to high-traffic areas affected by moves.

Lounge Use / Rental Policy
We have separated lounge “use” from lounge “rental” forms following disturbance complaints and damage.

  • Lounge Use now includes penalties for breaches, an acknowledgement that you’ve read the policy, and adult supervision (18+) when using the lounge

  • Lounge Rental now has a higher cost, penalties for breaches, balcony restrictions, and a revised booking form requiring initials and a signature

NEW POLICIES:

Outlines safe and respectful use of the gym, including an age restriction

Rental Policy
For owners renting or leasing their units, policies and forms include:

  • Intent to Rent Form – completed by the owner and kept on file

  • Tenant Undertaking – completed by tenants at every tenancy change, confirming they understand the Bylaws and rules

Bylaw Enforcement Policy
Explains how breaches are addressed and highlights the most common Bylaws — much easier to read than the full 68-page document.
