Move & Large Delivery Policy + Reservation Form

Owners and renters planning a move or large delivery are required to complete a reservation no less than 72 hours (3 days) prior to the requested delivery date and time. Payment and logistics will be coordinated by the Site Office to finalize your booking.

The following policy was passed by the Board of Directors in accordance with the Bylaws of Condominium Corporation No. 0514332 effective November, 20 2018.

  • Owners are required to complete the Reservation Form on behalf of their tenant (as liability falls on them), though tenants may pay the Security Fee. Related communication by the Site Office will include both owner and tenant. Owners are not required to be on-site on move day, unless they so choose.

  • Your reservation is initiated by submitting the form below OR through condocontrolcentral.com. Once payment and logistics are finalized, your move or delivery will be confirmed by the Site Office, communication for which will include both the owner and tenant.

  • All moves or large deliveries must be reserved no less than 72 hours in advance. A non-refundable Security Fee of $150 is collected to confirm your reservation. This fee pays for elevator padding (if necessary), common property damage monitoring, and entrance security.

    If your move or large delivery is booked within 72 hours, a non-refundable Rush Security Fee of $300 is collected to confirm your reservation.

    If your move or large delivery occurs without a reservation, a fine of $500 is levied agains the owner of the unit.

  • Security Fee payments can paid by cash, cheque or credit card. Cash and cheque payments are accepted at the Site Office during office hours. Cheques are made payable to CCN0514332. Credit card payments can be made via condocontrolcentral.com or over the phone via Simco Management.

  • As part of the Board of Director’s mandate to prioritize security and safety of our residents, a paid security guard is entrusted to oversee all moves. This role is outside of the Maintenance Supervisor’s duties and often, their office hours. The security company will specifically ensure the elevators are padded (if required), monitor potential damage to common space, and ensure the front entry is not left unattended.

  • Oversize moving trucks longer than 26 feet are not permitted due to fire lane accessibility and limited space onsite. All moving trucks must be parked in manner that still allows vehicles access to the fire lane in case of an emergency.

  • All moves will be scheduled for a maximum time frame of 3 hours.

    Time slots offered are 9am-12pm, 12pm-3pm and 3pm-6pm. Moves and large deliveries are permitted Monday through Sunday with the exception of statutory holidays.

    A $50.00/per hour charge applies on lateness or overtime, so please make sure that you are on time for your move.

  • A move in/out inspection will be completed by the guard on duty for your move and sent to the Maintenance Supervisor. A walk-through is conducted with the owner or tenant before and after the move.

  • Any resulting damage caused by the move will be the responsibility of the unit owner. The unit owner is responsible in ensuring tenants observe the moving policy of the Corporation. Damages can include (but are not limited to), sprinkler heads, smoke detectors, walls, doors, doorframes, carpeting, tile, light fixtures and ceilings. The costs for repairs/replacement will be charged to the owner's condominium fee account. It is then the responsibility of the owner to follow up with the moving/delivery company for reimbursement of costs to the owner to repair/replace damaged property. Pre and Post-move inspection will be conducted for comparative purposes.

  • The lobby may not be used for the temporary storage or furniture and/or boxes. No boxes or other items will be permitted to remain in the front entrance, hallways, stairwells or other common areas and must be removed before the completion of the move. All boxes must be flattened, correctly recycled and removed from the premises at the completion of the move. A fine and/or chargeback will be levied for any furniture or garbage left behind or if cleaning of the common areas is required.

  • Item(s) being moved on or off the property whose size, weight, or shape may cause damage to condominium property require a reservation. These items include, but are not restricted to, couches, tables, chairs, appliances of any kind, and construction materials. The Maintenance Supervisor reserves the right to determine which item requires move booking or supervision.

  • When the moving elevator is locked-off during a move, the available elevator may not be used to move furniture or boxes — passengers only. Emergency exit doors andor stairwells may not be used for moving items in or out.
