Club Haus Lounge Reno is Nearing Completion

The Club Haus renovation began in August and is nearing completion. In this phase, we have focused on refreshing the wall colour, laying new flooring, installing new countertops and updating light fixtures.

The upper level is closed for the duration of the project and you will not be able to access its facilities or services. We apologize for any inconvenience this may cause you and we appreciate your patience and understanding as we work to improve this shared amenity. The fitness area remains open for your enjoyment.

Following last year’s owner survey, we first short-listed functional zones based on your feedback. We then had various project elements quoted by multiple contractors, which inform the project’s scope and budget. We then requested proposals from five interior design firms to direct the palette, aesthetic, function and flow of the space. We’d like to sincerely thank past-Board Member, Shelley Proskow, for her time and efforts in getting us to this point.

We will keep you updated on the progress of the renovation and let you know when the lounge will reopen.


Our Grass is Definitely Greener at Red Haus

Tree Aide, the property’s arborist and lawn care service, has truly worked magic on our grounds this season.

The grass is thicker and more lush than its been in years. Lawn damage caused by ice-melt, salt and dog urine has largely been reversed. Red Haus is the crown jewel of Tree Aide’s portfolio! So let’s work together to keep it looking pristine.

MAINTENANCE REMINDERS FOR RESIDENTS:

1. Do not allow your dog(s) on the garden beds

2. Carry or direct your dog away from exits to urinate/defecate

3. Kindly use one of the five pet stations located on the grounds to dispose of pet waste

4. Plants or flowers not planted by our professional landscapers will be removed from garden beds

Pumpkin Spice and everything Mice?

Autumn has arrived in Alberta once again, and as temperatures begin to fall the heating comes on, the issue of pest control becomes increasingly important.  As droves of mice search for warmth and food inside our homes, all manner of critters big and small are looking for a place to shelter for the winter.

So what can you do?

1. Don’t leave pet food bowls outside, and keep their eating areas clean

2. Don’t leave trash or recycling inside your suite for too long and dispose of it properly

3. Keep lids on compost bins tightly sealed

4. The vacuum cleaner is your friend. Repeat after me: the vacuum cleaner is your friend

5. Keep your home clean and follow the sanitation guidelines outlined in your lease

6. Keep your ears open and your eyes peeled when for telling noises or droppings

7. Should you discover evidence of mice, set traps

Common Area Touch-Ups & Building 20 Renovation to Begin

Annual paint touch-up’s in lobbies and hallways will commence this month in buildings 60, 30 and 70.

Following the refresh of common spaces in the other buildings, residents in building 20 can expect a newly tiled lobby, as well as fresh paint and newly carpeted hallways. Work will commence in late September. Details will be forthcoming from Simco.

Ever Wonder Why or How the Board Prioritizes Capital Spending?

The answer: Maintenance and Replacement Studies. Who conducts these studies? Engineering firms.

To support financial forecasting and governance obligations for capital expenditures, the Board of Directors reviews scheduled maintenance and replacement studies, which produce reports evaluating different aspects of the property as it ages. Reports include the condition of retaining walls, the parkade, waterlines and fire hydrants. These reports allow the Board to prioritize capital spending for the coming year(s).

Last year’s resurfacing the parkade under building 60, as well as the near-completion of the retaining wall behind building 60 are recent examples of how these reports are useful for your Board to forge ahead in a pragmatic and fiscally responsible manner.
