Spring Starts at Red Haus
A Letter from the President

Greetings, neighbours:

SPRING STIRS THE WORLD AWAKE. Like a good stretch after a long nap. A deep breath, arms reaching, heart opening. There’s a promise in the morning’s first light, a hope on the breeze. And I feel my own great return. Like clockwork, this shift in the season prompts me into action, whether it’s a deep cleaning at home, switching up a familiar routine, or dusting off an old idea that I feel ready to embrace.

There’s a freedom that comes with being curious — with cultivating a sense of interest in the world and our place in it, the exploration of all that could be when we’re willing to dwell in the potential of our imagination.

It can be easy to see the possibility as something that we’re waiting on, that only happens by chance. But I’ve come to learn it’s also something we can pursue. We can, with hopeful expectations, choose to innovate on what we’ve always known. In leaping, we can dare to see old things in new ways.

That idea has always resonated with me, especially relating to governance here at Red Haus. We take a closer look at our spring (project) starts like increasing Shift Suite usage, AGM preparation, and the planning of annual property maintenance.

Access Shift Suite, the new communications portal. Require a guest parking pass? Wish to formalize a noise complaint? Shift Suite is your new online concierge. Shift Suite has replaced Condo Control as our new communications portal, it is the real-time source for owner and tenant communication.

For Shift Suite access, owners and residents must first request their temporary login credentials from the site office. Proof of identification is required, so visit the office in person, or email office staff using a previously registered email address.

AGM Save-the-Date. We look forward to seeing all owners (or their proxies) and interested residents at our upcoming AGM on May 27 at 6pm, Royal Oak Victory Church. Chaired by our new General Manger, Kelly Varns, she along with your board, and auditor, will walk you through the four primary tenets of responsible governance here at Red Haus, namely: operations, finances, security, and communications.

We will be taking your questions in advance (due to limited time at the AGM), answers for which will be prepared for all in attendance. Questions can be emailed to manager@redhauscondos.com.

Patio Spring Cleaning. As we transition into warmer days and enjoy more time outdoors — and on our patios — we ask that you take note of the reminders below as they relate to safety, respectful noise levels, and common bylaw infractions.

Upcoming Property Maintenance. To welcome new growth and spring blooms, tending to property green space and garden beds has begun. The irrigation system will soon be blown-out, weeding and pruning scheduled, we are topping up gravel and mulch areas, and replacing damaged grass from ice-melt and dog urine. Parkade and stall cleaning will take place in June. Please watch your inboxes for more information.

So with spring upon us, I encourage you to lean into the pull of curiosity. Who knows, maybe what was once unnoticeable or deemed impossible may gloriously become… possible.

And as always, with an ever-curious outlook and ever-open to possibility, your Board of Directors and I endeavour to move this community forward in a safe, thoughtful, and fiscally responsible manner.

With blooming possibility,

— Don McKenzie | President, Red Haus Board of Directors

Spring Cleaning & Set-Up
Preparing our patios (exclusive-use areas) and green spaces (common areas)
for everyone’s enjoyment

CLARIFYING Exclusive-Use AreaS VS. COMMON AREAS

Common areas are owned by everyone — green spaces, lobbies, hallways, and garbage rooms, gym, and resident lounge. Owners have full autonomy over their individual units, however, there are exclusive-use areas that are part of the common area ownership and governance. At Red Haus, patios (on main floor) and balconies (second floor and up) are considered exclusive-use areas, which encompasses exterior siding, railings, doors, windows, and ground surface. Also considered exclusive-use areas are your titled (or leased) parking stalls and your titled (or leased) storage units. By proximity, there is a common misconception that these areas are owned by the landlord; they are not, they are owned by the condo corporation. Owners have more accurately purchased the use of these areas, which are subject to condo bylaws and related governance.

As such, the following reminders are enforceable by Red Haus Condominium bylaws, infractions for which are subject to fines.

what is permitted on my patio?

Furniture: Be it a tidy storage chest, bistro set ,or small patio table and chairs, manufactured outdoor furniture is permitted for patios and balconies.

Planters + Plant Pots: Free-standing flower pots and planters with appropriate water catching trays or saucers are required. These will minimize staining to your patio floor and will also catch water, that will otherwise spill onto the patio below. Kindly make every effort to ensure this doesn’t happen, so not to disturb neighbour’s property. Planters may not be suspended from siding or railings.

Surface Cleaning: We all take pride in our outdoor spaces. So as you clean your patio this spring and summer, we ask that you be extra mindful of the patios below you. When mopping your patio, kindly refrain from pushing dirty water off the sides — unbeknownst to you, this soapy mess showers down on your neighbour’s space below, who would appreciate their tidy patio kept that way.

Cooking outdoors: Natural gas or electric barbecues are permitted, kept at least two 2 feet from the building when in use.

WHAT IS NOT PERMITTED ON MY PATIO

Nothing can be attached to or suspended from your patio or balcony railing. Restricted items include (but are not limited to) string lights (permitted December 1- January 15 only), fencing, planters, signs, or laundry.

No propane barbecues, charcoal briquette barbecues, smokers, barbecue wood chips, wood-burning devices, or open fires are allowed anywhere on the Red Haus property.

Chimineas, wood burners, fire tables, fire bowls, fire pit benches, portable fireplaces, outdoor hearths, fire stoves, or any other outdoor fire receptacle is not permitted on exclusive-use or common areas.

What is not permitted ON PATIO DOORS, WINDOWS, or AGAINST GLASS

To maintain uniformity of our property from the outside, the following are not permitted as per our bylaws.

Window Coverings: Bed sheets or flags may not be used as window coverings. Coloured or patterned curtains or blinds may not be visible from the exterior of the building. Curtains and blinds must be white, off-white or ivory. Curtains can be lined with white, off-white or ivory to comply.

Signs, stickers, tinting, stained glass, foil, window film, toys or decorative objects are not permitted on glass or leaning against it (windows or doors) without Board approval. A discretely positioned security system sticker is an exception.

Seasonal wreaths, just like Holiday wreaths, may not face the hallway or patio, but may face the inside of your unit.

what is not PERMITTED ON PATIOs and patio surfaces

Dog or Cat waste: Due the unsightly and unsanitary nature of animal waste, bylaws do not permit patio or balcony use for animal refuse, including the use of pee pads (General U) .

Bicycle Storage: Bicycles, tricycles and scooters may not be stored on or locked against your patio or balcony. There is a bicycle cage in the parkade for residents. Access is provided through the Site Office.

Other household items not permitted on your patio or balcony include exercise equipment, sofas, freezers, electrical appliances, packing boxes, paints, electronic equipment, appliances or vehicle tires.

Bird Feeders or Bird Feed: Though kind and enjoyable, the feeding of or harbouring of birds or rodents is not permitted due to the costly damage and contamination they bring.

Flags, wind chimes, or wind socks are not permitted on patios or in doorways.

Smoking on Exclusive-Use and Common Areas: Bylaws stipulate the responsible disposal of smoking material in fire-retardant receptacles on your patio or balcony, or other designated areas, ensuring this receptacle is filled with either sand or water. Cigarette butts, matches, or other smoking or combustible materials may not be tossed from windows or over balconies, patios or anywhere on the Common Property.

Garbage, recycling, and compost may not be stored on patios, instead collected in your suite and disposed off in designated garbage huts.

Housekeeping
Optimizing our space and operations for the collective pride of all residents

Refer to Contact Directory to Expedite Response Times

Back in March 2022, each Red Haus unit received a postcard through their door with a magnet affixed for your fridge. Please reference this directory for all Red Haus related questions or concerns for faster response times and resolutions.

We ask owners and residents to lean into Condo Control to submit service requests and complaints. It provides access to a broader support team, an actionable paper trail, and trackable timeline. Condo Control is an extension of our management team — your digital concierge per say. Directing service requests and complaints there will ensure faster turnaround time. The Property Manager and Maintenance Supervisor will direct you here also.

Log into Condo Control here. Don’t have a password? Contact the Property Manager for access.

Salvation Army or Goodwill, Never Our Lobby or Waste Huts

Though often well intentioned, “FREE”or donated items must not be left on common property for other residents.

Please resist using waste huts and lobbies for the disposal of household refuse, like furniture or electronic items.

These items must be disposed of off-site or donated to the likes of the Salvation Army or Goodwill. The onus lies with the resident, not the Condo Corporation to remove these items from the property.

Violators will face fines of $250 per occurrence.

Safe Cigarette and Joint Disposal

Flicking butts from patios and building exits onto common property carries serve fines. Cameras and resident intel make it very simple to locate the source.

Not only is it considered littering, cigarette and joint butts also present a very real fire hazard to this community. With above-seasonal temperatures, fires are higher risk, so management will be paying closer attention.

Safe disposal of cigarettes (yours and your guests) is your responsibility. Thank you for your vigilance.

Violators will face fines of $250 per occurrence.

Mandatory Dog Waste Clean-Up

Though a seemingly a logical act, there are residents at Red Haus who reguarly fail to pick up after their dog on common property.

With five waste stations (and free poop bags provided), there is absolutely no excuse for not picking up after your dog, ever; this is a basic condition of having a dog at Red Haus.

Kindly dispose of waste at a one of these pet waste stations. Do not dispose of pet waste in lobby waste bins.

For on-lookers, please call-out these residents and report them — the contamination of our community space is never acceptable or tolerated.

As a courtesy to fellow residents, please help us minimize property damage and foul odours at entrances and exits by discouraging your dog to urinate or defecate immediately upon leaving these doors. If necessary, carry your pet 20+ feet away from the building – we have a large property to explore for dogs and their owners alike.

Violators will face fines of $250 per occurrence.

Parkade Stalls are for Vehicles Only, Not for Storage or Waste

Stalls are for vehicles only. Your registered parking spot may not be used for storage of any kind or contain debris.

Our Maintenance Supervisor conducts random parking stall inspections, or when clutter is reported. Fines are issued for non-compliance.

Onus on Owners to Inform Tenants of Policies + Bylaws

Whether your tenant is new or long-term, it is the responsibility of the owner to ensure that your tenant is properly informed of polices and bylaws.

It is also the owner’s responsibility to register their tenant with the property manager and update relevant information as it changes.

Tenants who are inaccurately registered with the property manager trigger a fine to the owner of $250 per occurrence.

Spring Clean at Red Haus

Greetings neighbours,

I’d like to sincerely thank everyone who attended our 2023 AGM (held on May 8), a review of the year’s operational and capital activities, as well as our financial position. Once minutes are completed, they will be made available on the Govenmance page and on Condo Control.

In the interim, I’d like to highlight some of the take aways, as well as the directives we’ve championed this year to enhance the quality of life, security, and financial stability of our community and Corporation.

The 2022 Board was re-elected in addition to welcoming two new volunteers, growing our Board from five to seven members. I attribute our collective success to the solidarity, diversity and relevant experience of this group. Greater bandwidth and depth of expertise will undoubtedly be of benefit to this community, and your investment.

Our directives generally fall into four categories, namely: operations, finance, communications and security.

First, from an operations perspective, the Board has reviewed all vender contracts this year to optimize value for day-to-day operations. This review has yielded a savings of $60,000 for the Corporation over last year’s spend.

Also of significance, following last year’s AGM, we passed necessary bylaw changes by way of Special Resolution vote. Had this vote not passed (which was certain had we not collected votes electronically), we were vulnerable to multiple $10,000 fines by the Province. To date, we are the only property in Calgary to achieve this through digital voting measures, thanks to the efforts of our communications consultant.

Secondly, from a financial perspective, in-spite of inflation and recessionary pressures, responsible fiscal management has made it unnecessary to increase condo fees for owners.

We’ve budgeted this year to update the resident’s lounge in the Club Haus. This has not been done since the building’s inception in 2007. We wish to remain competitive with other multi-residential complexes, but also enhance opportunities for residents to connect with other residents (through clubs) and to provide a polished space for personal and private events.

We invested in additional equipment in the gym to expand your options and elevate your at-home work outs.

Thirdly, for enhanced owner & resident communications, we’ve recently converted all necessary forms from printable PDFs to fillable electronic forms, which significantly eases the submission process.

We’ve also had to bring our forms and policies up-to-date to align with our revised bylaws. Visit the Forms page to update owner and tenant information. Also watch your inbox and mailbox for updated policy information.

We’ve produced six newsletters this past year, that serve to update owners and residents regarding capital and operational spends, bylaw infractions and property maintenance updates. This information is mirrored on memo boards and digital signage for your convenience and awareness.

Fourth and lastly, to further enhance security, we’ve upgraded our security software so that we might more easily identify trespassers, vandals and those failing to fob into the parkade.

It’s been a pleasure serving you and this community. We will endeavour, as always, to move this community forward in a safe, thoughtful and fiscally responsible manner.

As we transition into summer and enjoy more time outdoors — and on our patios — we ask that you take note of the spring cleaning reminders below as they relate to safety, respectful noise levels and common bylaw infractions.

— Don McKenzie | President, Red Haus Board of Directors

Spring Clean Check List
Preparing our patios and shared green space for collective enjoyment

Patio Furniture Do’s + Don’ts

Permitted on my patio…
Gas BBQs only
Bistro set and/or patio-intended furniture
Free-standing planters with saucers (to catch water)
Railing-hanging planters (inward-facing only)
Safe disposal of smoking material
Considerate noise levels 24/7

NOT permitted on my patio…
Propane BBQs or hybachis (extreme fire hazard)
String lights*
Bicycles or tricycles
Waste or recycling containers
Pee pads for pets
Bird feeders
Disposing cigarette butts off patio, onto green space
Anything attached to property siding or patio ceilings

*Exceptions for string lights are made during the holidays only

Feeding Birds is Not Permitted

Though kind and enjoyable, feeding birds from your patio or on common property invites costly nest and pest remediation. To date, pigeons have cost the Corporation literally thousands of dollars and we must do all we can to limit the damage they can cause. Smaller birds bring the bigger ones…

We must therefor strongly discourage bird feeders or bird feeding of any kind on your patio or on common property.

Thank you for your understanding and anticipated cooperation.

Considerate Patio Cleaning

We all take pride in our outdoor spaces.

Patio Planter Reminders

As you begin to flex your green thumb and beautify your patio space, bylaws stipulate the following for planters:

- Planters and flower pots must be free standing. They may not be suspended from building siding;

- Railing planters are permitted, but must face inward (towards your unit). Damage caused to railings by planters will be the resident’s responsibility;

- Planters with saucers will minimize staining to your patio floor and will also catch water, that will otherwise spill onto the patio below. Kindly make every effort to ensure this doesn’t happen, so not to disturb neighbour’s property

If you Flick, we will Fine

Flicking cigarette butts from patios and building exits onto common property carries serve fines. Cameras and resident intel make it very simple to locate the source.

Not only is it considered littering, cigarettes also present a very real fire hazard to this community. With above-seasonal temperatures, fires are higher risk, so management will be paying closer attention.

Safe disposal of cigarettes (yours and your guests) is your responsibility. Thank you for your vigilance.

Green Space Clean-Up Underway

To welcome new growth and spring blooms, tending to property green space and garden beds has begun. The irrigation system has been blown-out, weeding and pruning is complete, we are topping up gravel and mulch areas, and replacing damaged grass from ice-melt and dog urine.

Here’s to picnics and taking time to spell the… lilac!

Upcoming Power Washing of Windows & Siding

Professional cleaning of siding and windows is scheduled for this month. Simco will be communicating dates, times and instructions, so please watch you inboxes.

On cleaning day, kindly ensure that windows are closed. Anything you don’t wish to get wet or damaged, please be sure to move inside. The cleaning company or Corporation is not responsible for damage caused to your personal property.

Patios are the owners/resident’s responsibility to remain clean and tidy. Unsightly or unsanitary patio spaces are subject to fines.

No Dogs on Garden Beds

With all the pathways and green space on Red Haus property, please refrain from allowing your dog(s) to trample property garden beds. Let’s protect the flowers.

Also, there are five dog waste stations located through the property. Dog owners are expected to use the biodegradable bags provided at each station (or your own). Please dispose of dog waste at one of these pet waste stations. Do not dispose of pet waste in other waste bins.

To minimize grass damage and odour at exists, we ask that dogs are lead (or carried) 20+ feet from doorways in consideration of fellow residents.

Bicycle Cage Access

A secure bicycle storage unit is located in the parkade for resident convenience and additional space.

Simply complete a Bicycle Cage Form HERE and return it to the Maintenance Supervisor. You will receive a bike tag and access information

Please be sure to lock the gate properly behind you for the protection of other’s property. (Change the numbers then clench the lock closed.)

Parking Stall Inspections

Parking stalls must be free of all debris and stains at all times. Storage of any kind is not permitted in front of your vehicle. Stalls are for vehicles only.

We will be conducting random parking stall inspections throughout May and June. Fines will be issued for non-compliance.

Forms are Now Digital

Put your pens and scanners away — hooray! Your Board has focused this year on simplifying the form submission process for owners and residents. Whether its registering your pet or parkade parking, booking a move, or green-lighting a renovation, forms can now be submitted through the Forms page. Please a take a moment to review and submit any forms that are out of date or have yet to be completed.

Forms may also be completed via Condo Control.

Condo Control for Service Requests + Complaints

We are asking owners and residents to lean into Condo Control to submit service requests and complaints. It provides access to a broader support team, an actionable paper trail, and trackable timeline. Condo Control is an extension of our management team — your digital concierge, so directing service requests and complaints there will ensure faster turnaround time. The Property Manager and Maintenance Supervisor will direct you here also.

Fall Flavours + Trick or Treat Time

Condo Control Central, special resolution vote, AGM, Contact Directory, Freezing Pipes, Pet Owners, pet registration, waste disposal, winterizing, zone valvesClare McWilliams

LETTER FROM THE PRESIDENT

Happy Fall, friends:

We’ve settled into autumn routines with the changing of seasons and with it, seasonal housekeeping here at Red Haus.

As such, this issue of My Red Roof provides a laundry list of single action items intended to inform and support the safety and harmony of our community of 1,000-some neighbours.

Cannabis & Smoking. As for cigarettes, vaporizers, cigars and marijuana, we continue to ask that you smoke responsibly. Please be respectful of neighbors, for the containment of smoke odour, and for the safe disposal of butts.

Winterizing your unit:

Thermostat. Set your wall thermostat to the desired temperature (never less than 17C). It controls (opens and closes) the zone valve for heating to ensure regular hot water flow.

Zone Valve. It’s extremely important that this valve operate properly as to prevent freezing and bursting of the pipes. If your baseboard heaters do not feel warm when the thermostat is on, simply contact a plumber for immediate servicing.

Windows. Windows should remain closed during the winter, which not only helps to regulate the temperature in your unit, but also avoids baseboard heating-pipes from freezing and bursting.

Dryer Vent. Lint is a highly combustible material. To minimize dangerous build up in the dryer vent (which is higher in the winter due to those cozy sweaters), be sure to remove lint from the lint trap at the front of your dryer with each use. Also, regularly vacuum behind your dryer removing all lint discharge from the floor and surrounding the dryer vent. Should lint be visible from your exterior dryer vent flap (located on your patio wall), contact the Maintenance Supervisor for attention.

We’re especially thrilled have volunteers graciously organize a trick or treat stop at the Club Haus this Halloween. Details and RSVP info is below.

Happy Thanksgiving to you all.

— Don McKenzie | President, Red Haus Board of Directors

HOUSEKEEPING

Close Windows at Zero Degrees

As we see (and feel) the temperatures drop, we’re re-sharing some easy tips from our property’s plumber (Reggin Technical Services Ltd.) to avoid untimely emergency calls. In recent years, our property insurance has been significantly impacted by residents who fail to follow these steps and in doing so, put their unit and surrounding units at risk due to costly flood damage.

Test & Test Again. Turn your thermostat all the way up, then off (just temporarily while completing test). Check if your radiant heater (along baseboard) comes on when the temperature is increased, and off when decreased (which takes about one minute). If there is no change, there could be an issue with the zone valve or thermostat.

Set & Forget at 17C. Always have your thermostat set at 17C or higher. If you travel or leave your condo for any period of time, never turn your heating off.

Listen closely. Do you hear excessive noise when your radiant heater is turned on. If yes, this can indicate failing or failed components.

Close Windows & Patio Doors. This is tremendously important and is repeatedly the primary reason for flood damage every winter— never, ever open windows below freezing. When left open, cold air can freeze the radiant pipes below and freeze them, causing water pipes to burst.

Have Easy Access to Plumber Contact. Provide your tenant(s) with a preferred contractor contact list, include a plumber in the event of emergencies. Please remember, plumbers fees and costs stemming from flood damage is the responsibility or the occupant and owner.

Psssst. Be sure you have adequate Condo Insurance — both owners and renters require insurance, including flood damage.

REGGIN TECHNICAL SERVICES LTD.
Phone: (403) 287 2540

Disclaimer: Red Haus Corporation is not responsible for any related costs or outcomes resulting from services rendered by an owner or resident for inspection, repair or renovation services including Reggin Technical Services, its employees or its contractors.

Indoor Smokers + Air Purifiers

If you are a smoker and choose to smoke in your suite, it is also your responsibility to contain resulting smoke odour to your suite. As such, we are reminding smokers to invest in an air purifier. In consideration for your surrounding neighbours, especially those with allergies or asthma, we appreciate you keeping shared space smoke-free.

Products such as insulated electrical covers, foam for sealing around ventilation and pipes, and carbon-based air filter systems for doors and windows can help reduce the amount of odour and smoke leakage emanating from other units.

REMINDER: Disposing of butts off your patio and onto common property is illegal. Heavy fines can be levied.

Courteous Waste Disposal

Please be reminded that garbage, recycling and organic waste must be carried (not dragged) from your unit to the appropriate bin. En route, carpet stains have become a costly issue again due to leakage.

Kindly double-bag waste that may leak. Soiling common property is not only inconsiderate and unsanitary, but is costly to the Corporation for unscheduled clean-ups.

Should you witness waste left in the hallways and lobbies or remnants of waste leakage, please report it to the On-Site Supervisor via email here.

Preventable Wall & Door Damage

Though common spaces including lobbies, hallways and door casings are touched up periodically — this is infrequent maintenance. We ask that residents take more care to avoid damaging and marking common areas unnecessarily. Building 60 has become particularly bad.

Please be aware that with video evidence, the Board can impose fines from $500-$1,000 on units responsible for this damage.

Pick-Up After your Dog, Always

Though a seemingly a logical act, there are residents at Red Haus who reguarly fail to pick up after their dog on common property.

With five waste stations (and free poop bags provided), there is absolutely NO EXCUSE for not picking up after your dog, ever; this is a basic condition of having a dog at Red Haus.

For on-lookers, please call-out these residents and report them — the contamination of our community space is never acceptable or tolerated.

Agenda:

  • 6:15PM Check-In, Club Haus lounge (WITHOUT your dog)

  • 6:30PM Training Seminar (WITHOUT your dog)

  • 7:15PM Training Demonstration

  • 7:45PM Q&A

  • 8:00PM Wrap up

Training Objectives:

  1. Barking — we address causes, triggers and solutions to reduce barking (and general insecurity) in your home, from your balcony, and in and around common property;

  2. Hallway Etiquette — learn to pass fellow residents politely on common property like in hallways, stairwells and elevators. Hint: You should ALWAYS be between your dog and a fellow resident.

  3. Fear and Aggression — towards fellow residents and furry friends. Training a reactive dog to be non-reactive can hard work, but everything is possible with effective tools and consistency. Problematic dogs can be forcibly removed from the property, so the onus is on you — the owner — to manage challenging behaviours, especially when you have choosen to share close quarters with others.

Please register below. We will meet in the Club Haus (without your dog) for the initial training seminar. If the weather is nice, you will return with your dog, and we will practise techniques learned together outside. If the weather is poor, our trainer will deliver a demonstration in the Club Haus with her own dog pack. All content covered will be provided in a digital training package following the session.

SPECIAL RESOLUTION VOTE TO AMEND 2007 BYLAWS HAS PASSED | Awaiting Land Title Registration to be Official |

President’s Letter
Replay. Pause. Forward.

Greetings neighbours,

I’d like to thank everyone who attended the AGM held on May 30, our annual replay of the year’s happenings. We experienced record attendance between online and in-person owners or their proxies; its wonderful to see heightened owner engagement. It was an especially productive meeting this year thanks to the constructive and complimentary nature of owner questions and feedback. The yearly demands on this Board (in addition to the planning and execution of the AGM) are high, so thoughtful and respectful engagement by attendees is appreciated. Once Minutes are completed, they will be made available on the Govenmance page and on Condo Control.

The Board of Directors was re-elected. We’d like to extend a special thank you to Michele Mackay for her service in acting as Records Director for the past year. Once the amended bylaws are ratified by Land Titles, our Board head count will go from five to seven.

PAUSE AND REFLECT: Meeting Highlights

  • We were thrilled to announce at the meeting that the Special Resolution vote campaign to amend our 2007 bylaws has passed. The amended bylaws have been submitted to Land Titles and once ratified, will officially replace our existing bylaws. In the interim, both amended and existing bylaws are located on the Governance page of this website.

  • In spite of record inflation and post-pandemic economic recovery, our 2022 condo fees will NOT be increasing.

  • Further to this point, the Auditor’s review of our finances was especially glowing. Impressively, we are at 110% of our Reserve Fund requirements.

FORWARD WE GO: Upcoming Activity

  • Green-space clean-up starts in early June

  • Parkade has been resurfaced (just 1/8 of the surface required repair)

  • Roadway, Visitor Parking and Parkade pressure cleaning begins June 14 — watch your email for dates & times

As we transition into summer and enjoy more time outdoors — and on our patios — we ask that you take note of the housekeeping reminders below as they relate to safety, respectful noise levels and common bylaw infractions.

Mindful Mopping of Patios

We all take pride in our outdoor spaces.

Call for Vinyl Decking Repairs

We are currently coordinating the repair of vinyl decking for units that require it.

If the vinyl on your patio is cracked or lifting, please submit a Service Request on Condo Control by June 15.

The Property Manager or Maintenance Supervisor will then coordinate contractor access with you.

Pressure Cleaning Begins June 14

Seasonal pressure cleaning of the roadway, guest parking and parkade will begin shortly. Please watch your inbox for a reminder of dates and times.

Thank you for your understanding and anticipated cooperation.

Special Assistance in the Event of Fire

For anyone requiring evacuaiton assistance by the fire department in the event of a fire, a request must be made with the Property Manager that includes your full name, building and suite number.

Your information is then manually added to a secured emergency binder in your respective lobby for Fire Department reference.

Fire Marshall Volunteers Needed

In the unlikely event of a fire, each building is required to have TWO designated residents as their Fire Marshalls.

This volunteer is generally responsible for directing first responders to secured Emergency Binders located in each building’s lobby, as well as directing residents to designated Muster Points.

Expressions of interest can be directed to the Property Manager. Volunteers will receive training.

Illegal Moves Carry Hefty Risk

All moves (in and out) MUST be registered and approved via Condo Control a minimum of 72hrs before your impending move.

Go to Condo Control > Amenity Booking > Select Building > Select Date > Check Availability > Complete booking form and pay $150 Security Fee.

Unsupervised or illegal moves pose a massive security risk to our community and carry a $500 fine per occurrence.

Watching an illegal move? Please report it immediately to the Property Manager, noting building, floor and room number where possible.

Dumping Electronics & Furniture

Please do not use waste paddocks and lobbies for the disposal of household items, like furniture or electronics.

These items must be disposed of off-site or donated to the likes of the Salvation Army or Goodwill. This is not the Corporation’s responsibility.

City fines are levied against the Corporation for such item removal, an unnecessary expense for us all. Please report “dumpers” to your Property Supervisor immediately.

Pick Up Dog Waste, Every Time

There are five dog waste stations located on the property. Dog owners are expected to use the biodegradable bags provided at each station (or your own).

Please dispose of waste at one of these pet waste stations. Do not dispose of pet waste in other waste bins.

Feeding Birds Results in Costly yet Avoidable Property Damage

Though kind and enjoyable, feeding birds on Red Haus property invites costly nest and pest remediation. To date, pigeons have cost the Corporation literally thousands of dollars and we must do all we can to limit the damage they can cause.

We must therefor strongly discourage bird feeders or bird feeding of any kind on your patio or on common property.

Thank you for your understanding and anticipated cooperation.

President’s Letter
Voting “yes” Secures your Investment and Home

Greetings neighbour,

Special Resolution Vote is in Progress. On February 2, your Board launched this property’s first ever Special Resolution vote — necessary to update our 2007 bylaws, which are currently ill equip to protect our collective and individual investments, as well as your rights as an owner.

This endeavour is a beast of an undertaking, requiring unprecedented commitment and time of your volunteer Board of Directors, preceded by efforts of other Boards. In respect and appreciation for these efforts, we ask for 30 seconds of your time to cast your vote here.

Perhaps you’re wondering where these proposed bylaw changes have come from. Has the Red Haus Board of Directors made these suggestions? ABSOLUTELY NOT. Proposed bylaw changes have been directed by the following parties:

  1. The Province of Alberta’s new Condominium Property Act (updated in 2020); and

  2. The Red Haus Corporation’s law firm of record, McLeod Law (who are experts in condominium bylaws)

The Board and Simco have made these specific changes (with explanations for these changes) available to owners since October 2021, inviting questions and feedback by year-end. Before casting your vote, we encourage your to read the Proposed Bylaw Changes above the online ballot.

Naturally, as member of condominium corporation, it’s the responsibility of each owner to participate, of which 75% must approve the bylaw changes in order to pass them. How many Red Haus owners are there? 483. So how many “yes” votes are needed to pass the new bylaws? 363. How many votes have been cast since February 2? 122. Clearly, your vote it vital to make this happen. Vote YES to better secure your investment and home.

Thank you for voting to move our property forward. Your vote is your voice. And every voice matters.

— Don McKenzie | President, Red Haus Board of Directors

Contact Directory Delivered
Easy Reference for Faster Response Times & Resolutions

Each Red Haus unit has now received a postcard through their door with a magnet affixed for your fridge. Please reference this directory for all Red Haus related questions or concerns for faster response times and resolutions.

Why have we provided a QR code on the magnet? First, because over the past two years, we’ve all become accustomed to using HR codes with our phones. Secondly, it was impossible to fit all relevent information on a magnet the size of a business card. And lastly, the webpage containing the Contact Directory informaton can be updated with the click of button — information on a magnet cannot.

Not sure how a QR code works?

Simply open your camera on your phone. Aim it at the HR code. Your camera will then read the code and connect you to the Contact Directory webpage automattically, which mirrors the information provided on the postcard.

Don’t have a camera on your mobile phone? The corporation’s website is provided below the QR code for easy reference. Simply go to the Contact page to determine who can best help you: Property Manager, Online Concierge or Maintenance Supervisor.

Fines for Failing to Fob When Entering the Parking Garage

Each vehicle entering the parking garage is required to fob first. Piggybacking on the vehicle in front of you is not permitted and is finable.

Should you be followed into the garage by someone who did not fob, we ask that you simply take note of the time, date, colour, make and model of their vehicle and report this information to the Maintenance Supervisor.

Remember: You’re on camera!

Visitors Must Use Intercom for Security

Visitors can access our buildings either through their host’s Intercom system or by their host in person only.

When you are entering a building as a resident, visitors who you do not know may not enter with you. Politely ask to see their fob. If they don’t have one, explain that they’ll have to wait for their host to provide building access.

If your Intercom line is called, always confirm that you know the visitor you are buzzing in — you are responsible for whomever you allow into the building.

Calling for Resident Vigilance

Do to a rise in vehicle and storage locker break-ins, we are asking residents to increase their vigilance for the sake of community safety.

If you see something wrong or strange, report it.

Perpetrators are being let in through the parkade and through our main entrances, without you realizing. As mentioned above, report vehicles that follow you into the parkade without fobbing and simply don't let strangers in.

Your attention and diligence is appreciated.

Easing of COVID-19 Protocols

With Phase 2 of loosened COVID-19 public health restrictions effective on March 1, masking is no longer required in public areas at Red Haus including stairwells, elevators, hallways and the gym. Exceptions still include individuals testing positive for COVID-19 (during isolation period), as mandated by the Province.

Waste Disposal Protocol

Please be reminded that garbage, recycling and organic waste must be disposed in the correct bin. The Corporation is fined by the City when cross-contamination occurs, which unneccessarily impacts our bottom line.

Refuse may not be left on the floor of the waste hut for the someone else to move. This has become problematic and fines will be issued to guilty parties.

Kindly double-bag waste that may leak. Soiling common property is not only inconsiderate and unsanitary, but is costly to the Corporation for unscheduled clean-ups.

Should you witness waste left in hallways and lobbies or remnants of waste leakage, please report it to the Maintenance Supervisor immediately.

Choose Goodwill, Always

Though often well intentioned, “FREE”or donated items must not be left on common property for other residents.

Please resist using waste huts and lobbies for the disposal of household refuse, like furniture or electronic items.

These items must be disposed of off-site or donated to the likes of the Salvation Army or Goodwill. The onus lies with the resident, not the Condo Corporation.

Violators will face fines of $250 per occurrence.

Cleaning Up After your Dog

In accordance with our bylaws, pet waste must be picked-up and disposed of properly. There are five dog waste stations located on the property. Dog owners are expected to use the biodegradable bags provided at each station (or your own). Dispose of waste at at one of these pet waste stations. Do not dispose of pet waste in lobby waste bins.

As a courtesy to fellow residents, please help us minimize property damage and foul odours at entrances and exits by discouraging your dog to urinate or defecate immediately upon leaving these doors. If necessary, carry your pet away from the building – we have a large property to explore for dogs and their owners alike.

Violators will face fines of $250 per occurrence.

Don't Feed the Birds

Though a kind act, feeding birds on Red Haus property invites costly nest and pest remediation. To date, pigeons have cost the Corporation literally thousands of dollars and we must do all we can to limit the damage they can cause.

We must therefor strongly discourage bird feeders or bird feeding of any kind on your patio or on common property.

Thank you for your understanding and anticipated cooperation.

Check Tub Overflow Valves

Over the past few months there have been leaks caused by bathtub overflow valves.

The opening of your overflow valve should face DOWN.

Loose or valve openings facing up need to be fixed. Water can drain down into the wall and cause water damage.

Courtyard Doors Need Extra Love

In colder conditions, courtyard doors sometimes don’t close all the way, so please ensure you give a little pull or push and make sure the door latch closes. Should you hear the door alarm sounding (indicating the latch is not secure), kindly close it so the alarm will stop.

Please do not stand in the doorway while you allow your pet to do it’s business. Pet owners are required to leash your dog and lead them away from doorways — this not only is courteous to fellow residents (so the alarm won't be triggered) but it also reduces damage to entry grass and resulting odours.

Building 30 Common Space Reno

Common space renovations in building 30 are well underway and running smoothly. Walls, doors and carpeting are being updated to reflect renovations completed in building 60. An interior designer was hired to select finishes to ensure aesthetic cohesiveness, durability and longevity.

The remaining three lobbies will be repainted in the spring for their annual refresh for continued curb appeal.
